We are full swing into the Spring Real Estate Market here in West Windsor. The storms didn’t slow us down! Last month there were a total of 20 new listings that came on the market out of which 3 were condos/townhomes, 16 were single family homes and 1 was in an Active Adult Community. Out of these 4 have accepted offers are are in Attorney review.
18 homes went pending, out of which 5 were condo/townhomes, 12 were single family detached homes and 1 was in an Active Adult community. The average Days On market was 39, the least was 4 and the most was 130. The 130 DOM was for a bank owned single family detached home that took a while in negotiating an offer.
In February, 8 homes sold in West Windsor, out of which 1 was a townhome, 1 was an active adult community and 6 were single family homes. The sold prices ranged from $297,000-$810,000 and most homes that were priced well for the market and showed well, went under contract in under 3 weeks, most within a week.
The market continues to go strong, and as we are in March now, it is going even stronger. Homes are being listed and sold at an incredible pace, in most cases with multiple offers!!
It is the time to list, with inventory at an all time low and buyer demand high, despite rising interest rates!
