April continued to be strong with reference to sales in West Windsor. There were a total of 41 homes listed for sale with list prices varying from $309,000 to $1,089,555, up from last month by about 4 homes. Out of those, 5 went under contract with an average of 16 DOM (Days On Market). Out of these 41 homes, there were 34 single family homes that were listed. The remaining were townhomes. 4 of the townhomes that were listed in April are in the much awaited new construction at The Enclave At Princeton Junction.
Down by 7 homes, there were 23 homes that went under contract in April. Since the number of new listings was up from last month, this may be a bit of a surprise to see the number of contracted homes decrease. However, on closer scrutiny, it may be attributed to quite a few factors including the fact that the first couple of weeks most families were away on Spring Break. Some sellers were “testing” the market at a higher list price, it seemed. Some of the homes have already dropped their prices and are now more in line with market value, so they may be well on their way to being under contract soon. The homes that went under contract were varying in list prices from $310,000 to $1,059,000.
The number of sold homes was up by 7 in March to a total of 17. The sold prices varied from $260,000 to $855,000, out of which 6 sold over asking price. 5 of the sold home were townhomes, 10 were single family residences and 2 were active adult communities, a good balance showing a healthy real estate market. The average sold price in April was $499,335.
The sales will most definitely pick up this month with a bang after being a little slow last month with several people being away for Spring Break during the 1st 2 weeks of April. Most buyers like to settle down in their new homes by the time summer rolls around, so they can enjoy and relax before getting back to the daily grind!
