April continued to be strong with reference to sales in West Windsor. There were a total of 41 homes listed for sale with list prices varying from $309,000 to $1,089,555, up from last month by about 4 homes. Out of those, 5 went under contract with an average of 16 DOM (Days On Market). Out of these 41 homes, there were 34 single family homes that were listed. The remaining were townhomes. 4 of the townhomes that were listed in April are in the much awaited new construction at The Enclave At Princeton Junction.
Down by 7 homes, there were 23 homes that went under contract in April. Since the number of new listings was up from last month, this may be a bit of a surprise to see the number of contracted homes decrease. However, on closer scrutiny, it may be attributed to quite a few factors including the fact that the first couple of weeks most families were away on Spring Break. Some sellers were “testing” the market at a higher list price, it seemed. Some of the homes have already dropped their prices and are now more in line with market value, so they may be well on their way to being under contract soon. The homes that went under contract were varying in list prices from $310,000 to $1,059,000.
The number of sold homes was up by 7 in March to a total of 17. The sold prices varied from $260,000 to $855,000, out of which 6 sold over asking price. 5 of the sold home were townhomes, 10 were single family residences and 2 were active adult communities, a good balance showing a healthy real estate market. The average sold price in April was $499,335.
The sales will most definitely pick up this month with a bang after being a little slow last month with several people being away for Spring Break during the 1st 2 weeks of April. Most buyers like to settle down in their new homes by the time summer rolls around, so they can enjoy and relax before getting back to the daily grind!

For the 2018-2019 school year, West Windsor Plainsboro School District will receive an additional $709,054 in state aid over last year. The district receives $8,563,582 in state aid altogether which includes budget for transportation and special education.
State aid is a huge factor for a municipality in determining whether to raise taxes or not. As it is West Windsor taxes are one of the highest in the area. This may be good news for most of us here in West Windsor who are already debating the effects the new Tax Reform may have!
37 homes were listed for sale in March, out of which 3 were condos/townhomes, 2 were homes in active adult community and the rest were single family homes. 4 of these are in attorney review after accepting offers. It is quite likely that most of the other homes will also be signing contracts soon, if the previous months activity is anything to go by. The home prices vary from $299,000-$1,188,000.
Keeping up with the tradition of Spring, this month 30 homes went under contract, 12 more than last month. Most were under contract in less than a week on market, some within 2 weeks and some in 3 weeks. There were others that took time since the pricing wasn’t in line with the market value. The home list prices ranged from $274,000-$1,100,000.
A total of 10 homes sold in West Windsor out of which 4 were condos and townhomes and the rest were detached homes. The sold pricing remained strong, some homes sold just under list price, some at full asking while others sold above asking after a bidding war. Bidding wars have become the norm since the home values have improved and inventory has remained low.
The low inventory, consistently low interest rates and the great commutability keep the sale prices high!
We have not yet noticed any impact from the Tax Reform, homes are still selling fast and buyers are continuing to show strong faith in home ownership. Here’s wishing it continues to get better!

We are full swing into the Spring Real Estate Market here in West Windsor. The storms didn’t slow us down! Last month there were a total of 20 new listings that came on the market out of which 3 were condos/townhomes, 16 were single family homes and 1 was in an Active Adult Community. Out of these 4 have accepted offers are are in Attorney review.
18 homes went pending, out of which 5 were condo/townhomes, 12 were single family detached homes and 1 was in an Active Adult community. The average Days On market was 39, the least was 4 and the most was 130. The 130 DOM was for a bank owned single family detached home that took a while in negotiating an offer.
In February, 8 homes sold in West Windsor, out of which 1 was a townhome, 1 was an active adult community and 6 were single family homes. The sold prices ranged from $297,000-$810,000 and most homes that were priced well for the market and showed well, went under contract in under 3 weeks, most within a week.
The market continues to go strong, and as we are in March now, it is going even stronger. Homes are being listed and sold at an incredible pace, in most cases with multiple offers!!
It is the time to list, with inventory at an all time low and buyer demand high, despite rising interest rates!
